What is snagging?
A "snag" is a defect in a newly built home — anything from a scratched window or patchy paintwork to a poorly fitted door, a leaking joint or missing insulation. A snagging inspection is an independent, room-by-room check that lists every defect so your builder has to put them right, usually under your two-year warranty.
What does it cost?
Most independent inspections cost roughly £300–£600 depending on the size of the property. Against the price of a new home — and the cost of living with defects the builder never fixes — it is one of the cheapest pieces of protection you can buy.
When should I book one?
Ideally just before legal completion, so defects are logged before you move in. If you have already moved in, it is still worth doing — most builders' warranties cover snags reported within the first two years.
